Ann
welcomes you to a working farm which is in the picturesque village
of Maltby-le-Marsh on the edge of the Lincolnshire Wolds, situated
only three miles from the coast and the lively seaside town of
Mablethorpe.
Established 27 years ago, our farmhouse bed & breakfast provides
visitors to Lincolnshire with a relaxing and peaceful haven yet a
convenient base for visiting historic local towns and attractions.
The large gardens allow you to relax and enjoy the fabulous views –
our sunsets are often spectacular!!
From Bed and Breakfast for 1 person to large parties of up to 37
guests (amongst 8 cottages), we are able to accommodate your needs.
Why not treat your family or friends, we guarantee you wont be
disappointed!
There are good choices of bedrooms at Grange
Farmhouse, all attractively furnished, well-equipped and very
comfortable. We pride ourselves on comfy beds, quality bed linen and
fluffy towels!! All bedrooms are equipped with flat screen freeview
TVs, tea and coffee making facilities and hairdryers.

The Farmhouse

The
Farmhouse consists of three bedrooms.
Family Room – Kingsize bed, and 2 singles with shower ensuite
Twin Room with shower ensuite
Double Room with bathroom ensuite
Full English Breakfast is served in the traditional farmhouse dining
room, and comprises of unlimited fruit juices, cereals, toast, tea
and coffee. A traditional farmhouse breakfast including local
Lincolnshire sausages are also included in the price.

Graves Properties - self catering
Graves Properties includes 6 establishments set up by Ann, Mike
and their family within the last few years. These being extremely
popular and even home to Jamie Oliver twice in 2008.
The
Courtyard
A
courtyard of 4 unique cottages all with french doors leading onto a
beautifully landscaped courtyard. And access to a brand new laundry
room in between the four, housing industrial size washers and dryer
for use by all guests.
Ash and Oak capable of accommodating 4 people. There are two
en-suite bedrooms, one kingsize with an ensuite bathroom, and a twin
bedroom with en-suite wet room with power shower. The open plan
living area, has been finished to a luxurious standard. The solid
oak kitchen is superb and has integrated dishwasher together with
fridge and freezer and microwave.
Chestnut and Walnut - Two stories cottages – capable of
accommodating 6 people. There are three bedrooms, two kingsize
bedrooms with twin beds on the first floor, these rooms share a very
large fully fitted bathroom. A kingsize bedroom with en-suite wet
room with power shower is on the ground floor. The large open plan
living area, has been finished to a luxurious standard. The solid
oak kitchen is superb and has integrated dishwasher together with
large fridge freezer and microwave.
Lake View opened in 2008 has 2 fantastic lake view cottages
looking over the lakes and children’s play area

Granary

One of our most popular cottages, is this delightful 2 bedroom barn
conversion.
The gallery first floor double bedroom comes with a en-suite shower room
There is a ground floor twin bedroom with disabled access and a large en-suite walk in shower.
There is a fully fitted kitchen with:- dishwasher, washing machine, microwave, fridge freezer and full cooker.
This traditional barn conversion comes with full central heating.
All the rooms are spacious and well lit.
The granary also benefits from digital freeview television which gives additional TV channels.
Like the other cottages you are welcome to use our two well stocked
fishing lakes. You can also enjoy the magnificent sunsets while
fishing, sitting on the patio or strolling around the lake.
If your children are with you they can enjoy the children's play
area whilst you have chance to relax in the restful surroundings.

Yew Tree Cottage

Set within its own pretty gardens, Yew Tree Cottage is only 50 yards
across the garden from Grange Farmhouse, therefore enjoying not only
seclusion but having the benefits of being a part of the larger site
with fishing lakes, children’s play area, farm animals, dog walking
areas and lovely gardens and grounds to enjoy.
The cottage is full of character with original beamed ceilings and
it has been tastefully restored, updated and beautifully furnished.
The modern kitchen includes a dishwasher, cooker, microwave and
walk-in larder; there is also a utility room housing a washing
machine and an original Belfast sink.
The spacious lounge/diner has french doors which open out onto a
private patio and gardens, the perfect place to relax after a busy
summers day. For those chilly winter nights we have recently
installed a Log Burner to snuggle up in front of.

Caravans
We have a choice of five static caravans at Grange Farm, all well
designed with every need catered for.

The caravans are sited on very spacious Pitches. There is plenty of
room for parking and is easily accessible.
A Launderette facility is available within the confounds of “The
Courtyard”.
There is also a Dog exercise area, adjacent to the caravans and
around the bank behind the second lake and Courtyard Cottages.

dogs catered for with on site dog exercise area. Kennel are

Location
We are on
a 15 acre site and within easy walking distance of the village shop,
local pubs, fishing lakes and 9-hole golf course so you won’t be
stuck for things to do, should you decide not to venture far. The
sandy beaches of Mablethorpe and Sutton-on-Sea are only 3-4 miles
away, or should you wish for more adventure such as a day at
Skegness Butlins or Fantasy Island, then a 30 minute car ride is all
it takes, as does a visit to the antique centres at Horncastle,
Cadwell Park racing circuit and the Manby Motorplex. Lincolnshire
Aviation Heritage Centre – home of ‘Just Jane’ Lancaster is also a
half hour car ride away.
Mablethorpe- 5 minute drive
Mablethorpe offers all that is fun and enjoyable about a holiday by
the seaside.
Donkey Rides, Seal Sanctuary, Nature Centre, the Dunes Family
Entertainment Centre and Funfair, Beach Chalet Hire
Sutton on Sea – 10 minute drive
A quiet holiday resort with a lovely beach and a friendly village
atmosphere. Dog walkers can enjoy a free run of the sandy shore
Alford – 10 minute drive
Attractive and busy market town, with its thatched pubs and
cottages, lies at the foot of the Wolds surrounded by beautiful
countryside.
Craft Markets, Folk Festivals, Street Entertainment, 16th century
Manor House Museum, Fully Working Five-Sailed Windmill
Louth – 20 minute drive
Charming traditional Wolds market town has a bustling centre with
market days on Wednesdays, Fridays and Saturdays, alongside the
open-air auction ‘on the Stones’ every Wednesday afternoon. There
are an award winning butchers shop together with an excellent
variety of local speciality food shops that make Lincolnshire
sausages, plum bread, stuffed chine, and sell Lincolnshire Poacher
Cheese and butter, locally produced fruit & vegetables. The town is
watched over by the breath-taking church of St James’s with its
spire soaring to a height of 295 feet, the tallest parish church in
the country. There are many other things to visit in the town such
as the Museum, new Swimming Pool and an excellent variety of pubs.
Enjoy a night out at the brand new Riverhead Theatre or at the
multi-screen cinema
Horncastle – 30 minute drive
The old
Roman town of Horncastle won the Millers Guide award for the best
Antiques centre with numerous Antique shops to visit.
Battle of Britain – 30 minute
drive
In World War Two the Dambuster Squadron were billeted at the Petwood
Hotel, in the centre of Woodhall Spa a memorial has been erected to
commemorate their achievements. Close by is the Battle of Britain
Memorial flight at RAF Coningsby, where you can see the last flying
Lancaster in Great Britain. Further down the road at East Kirkby is
the East Kirkby Aviation Museum (well worth a visit).
Lincoln – 45 minute drive
The Historic City of Lincoln with Cathedral, cobbled streets, quaint
shops, wine bars, and restaurants is a lovely day out. As
attractions in Lincoln we could mention: Empowerment, Jew’s House
Jew’s Court, Lincoln Arboretum, Lincoln Castle Lincoln Cathedral,
Lincoln City F.C., Lincoln Imp Museum of Lincolnshire Life Newport
Arch Steep Hill The Collection (Lincolnshire) The Sir Joseph Banks
Conservatory at The Lawn, Lincoln Usher Gallery
Woodhall Spa – 35 minute drive
In Woodhall Spa is the National golf centre the home of golf in
England and the headquarters of the English Golf Union there are two
championship golf courses, the Hotchkin and the Bracken. Other
sporting activities in the area include, bowls, fly fishing, fishing
on the River Witham, Go-kart racing, swimming, tennis. For your
leisure is the local Kinema (rear projection cinema) restaurants,
antique shops, pubs etc.
Donna Nook A must for visitors
November – January
Breeding
site for seals in autumn/winter Donna Nook is one of the most
accessible sites for seeing seals at a time of breeding in the UK.
Elsewhere they either gather on beaches but in far away places like
the Scottish islands, or they are out to sea in rocky outcrops. In
Lincolnshire it is a short ride from near Louth to the beach and
there they are, in late autumn and early winter.
Donna Nook National Nature Reserve (NNR) is probably the best place
within the U.K. for photographing grey seals. Each year, as autumn
rolls into winter, hundreds of grey seals begin hauling themselves
out onto Donna Nooks’ sandbanks to give birth to their pups. Here
the most important activities of the grey seal calendar are played
out, giving photographers unprecedented opportunities to capture
dramatic pictures of this spectacular period.

Fishing

Farmhouse Bed & Breakfast will appeal to everyone. The exclusive
nature of our farm makes it a must for the dedicated and pleasure
angler alike. The excellent fishing is free on both lakes, which are
exclusive for residents only.
Our first lake was established in 1986 and our second one in 2001,
both are planted with a variety of reeds and bull rushes, together
with traditional bank side planting. The lake brimming with superb
quality fish. Mirrors and Commons carp up to 15lb. Tench and Silver
Fish also reaching excellent weights.
For those not fishing, we have 10 quiet acres of gardens and
countryside to relax in, a country lane to the rear of the property
for a quiet stroll or walk with the dog.
Children will enjoy feeding the fish in our ornamental pond.
The lake is approximately 50m from the accommodation. The adjoining
farmlands show an un-ending seasonal change of views.
There is a tackle shop and pub within a 2 minute walk of the farm.
