Welcome to Wagland Farm Cottages
Wagland Farm Lake offers exclusive carp & coarse fishing holidays to
suit all needs and levels of skill from challenging specimen carp
fishing to exceptional all round coarse fishing and abundant silver
fish perfect for children and those new to fishing. Waglands lake was
created and stocked in the mid 90’s and is a beautiful 1.5 acre lake
set in 80 picturesque acres of South Devon countryside.

Carp fishing

Waglands holds a good head carp up to 30lbs, with around 40 carp of
between 18 to 30lbs and averaging 20lbs with many carp of 25lbs and
over. Waglands carp are also renowned for their beauty and variety,
with all types of mirror carp from near leather to fully scaled mirror
carp, ghost carp to 23lbs and the lakes hallmark of many beautiful
large common carp to over 30lbs. Most fishing methods will produce
with the majority of carp falling to high quality freezer range
boilies though surface baits and carp and coarse fish pellets are also
effective.
Coarse fishing

For anglers who enjoy tench fishing there is a large head of hard
fighting tench to 7lbs + providing enthralling sport. Float and ledger
techniques produce excellent results fishing with coarse fish pellet
or sweet corn fishing over hemp and in good fishing conditions many
good Tench can be expected.
Waglands offers some of the best Roach and Rudd fishing to be found in
Southwest England with Rudd to 3lbs 12oz and Roach to 3lbs 2oz. Float
fishing or ledgering tight to lilies with large baits such as pellet
to keep away small fish can produce amazing results.
There are also beautiful specimen perch up to 3lbs 13oz and recently
stocked fast growing pike to about 10lbs for anglers who enjoy
predator fishing. Due to the mild South Devon winters our fishing lake
provides good all year round action.
About our fishing holidays
Our fishing holidays cater for anglers seeking an exclusive fishing
experience away from crowds in a quiet, picturesque rural South Devon
setting. The advertised prices to stay in our holiday cottages include
unrestricted fishing day and night fishing with 2 rods (3 rods are
permitted during quiet times when 3 or less people are fishing).
Waglands fishing holidays are also perfect for families and those new
to fishing with abundant silver fish providing great practice and
almost guaranteed action. All that is required is a rod and reel,
small pole or whip and plenty of bread or sweet corn and large catches
of roach to over a pound can be expected.

About the lake
Waglands fishing lake itself offers a huge variety of features that
will excite and inspire any fishing enthusiast. The lake was purpose
built and designed as a fishing lake and after 15 years maturing it
has become the perfect fishing holiday venue. There are 8 widely
spaced comfortable swims, each offering very different depths,
features and bottom conditions. The lake is 1.5 acres, and has 2
islands, bars and a huge variety of depths and weed growth providing a
beautiful fishing lake with a wealth of varied features and
challenges, all set in a spectacular secluded rural South Devon
setting.
Day ticket fishing
A limited number of day tickets are available by arrangement during
weeks when no fishing holidays are booked and must be booked prior to
fishing. Prices for day ticket fishing are £12 per day (dawn to dusk),
£15 per night (4pm to 9am), £20 per 24 hours. Please call Rupert on

Accommodation
Wagland farm cottages are located in the heart of the South Hams in
South Devon near the towns of Totnes, Kingsbridge, Dartmouth and
Salcombe, with Dartmoor to the West and the South Devon coast within
15 minutes drive.
Our cottages offer exclusive self catering holiday accommodation set
in 80 beautiful acres with nature walks and exceptional quality carp &
coarse fishing in a picturesque quiet, rural setting in the South
Hams, a designated area of outstanding natural beauty. The cottages
are beautifully converted stone barn sleeping 6 & 8, well equipped
with modern technology including wireless broadband, HD ready
televisions and blue ray disc players and fine quality mattresses and
bed linen, finished to a high standard with exposed oak beams and many
traditional and original features providing the perfect South Devon
holiday in a beautiful South Hams countryside location.

Hayloft Cottage -
Sleeps 6

Originally part of an old threshing barn, Hayloft cottage has been
beautifully converted into a comfortable and well equipped holiday
cottage.
Hayloft Cottage is entered through oak stable doors into beamed dining
room leading to pine kitchen with electric oven and hob, dishwasher,
washing machine, microwave oven and fridge/freezer. Bathroom with W.C.
and separate shower room lead off small inner hall with airing/drying
cupboard.
Upstairs to a comfortable and cosy sitting room with old oak trusses,
pine floor, wood burning stove, digital T.V., dvd and video. French
windows open onto private natural stone terrace with views across
Dartmoor. Garden furniture, hammock and barbecue. Galleried landing to
three bedrooms, one of which is the master double with French windows
and small balcony overlooking lake and meadow - the other two having
twin beds with pine floor and exposed beams. Also, off the landing
room with W.C. with wash basin.

Stables Cottage

Stables cottage is a beautifully converted stone barn finished to an
equally high standard as Hayloft cottage but with larger rooms.
Stables Cottages is entered through an oak stable door to large and
very comfortable lounge/dining room with beamed ceiling, digital T.V.,
dvd/video, dining table and wood burning stove. Views to South and
East. Through to spacious kitchen/breakfast room with table and pine
benches, electric oven and hob, microwave, dishwasher and
fridge/freezer. Door to small utility room with washing machine and
tumble dryer. Also downstairs is a cloakroom with W.C., washbasin and
double bedroom with lovely views to South and East.
Upstairs off galleried landing are two twin bedrooms, a bathroom and
separate shower room with very large master bedroom with en suite
bathroom and dressing room/walk in wardrobe. French windows open onto
small South facing balcony with superb views to meadow and lake
Outside is a garden area with furniture, hammock and barbecue
overlooking lake and fields.

How to find us
From the Exeter/Plymouth expressway take the exit to Totnes A384.
Follow signs towards Totnes. After about five miles, on reaching the
outskirts of the town, turn right at traffic lights onto A381 signed
to Dartmouth and Kingsbridge. Continue for about three miles to the
village of Harbertonford where you take the second turning right into
Moreleigh Road. After one and a half miles turn right signed Horner
Ashwell and Diptford, then turn right again after only another 150
yards. 300 yards later, fork left to Wagland Farm only.
